Primary Objective
Ensure that the Company’s buildings and grounds – equestrian and building and property – are in exemplary and sustainable working order. The property is maintained for safe, efficient and quality services for our clients.
Position Summary
Our facilities and maintenance must support an injury-free environment. The Company is a therapy facility based on an 8-acre working ranch. The Director of Buildings and Grounds will oversee maintenance, repair of facilities and grounds; key responsibilities may include conducting site surveys, preparing job estimates, and supervising and training employees. This position must have hands-on skills and experience and will be expected to do hands-on work in the mentorship and ongoing training of the Buildings & Grounds team. The position will require 70 percent hands-on either mentoring the team or doing the work and 30 percent administrative.
Supervisory Responsibilities
- Hires, supervises, and trains employees who maintain buildings and grounds
- Oversees the day-to-day workflow, scheduling, and assignments of the department
- Conducts performance evaluations that are timely and constructive
- Handles discipline and termination of employees as needed and in accordance with company policy
- This is a new position for the Company. Ultimately, the Director of Buildings and Grounds will have authority to make key decisions within agreed upon plans and budgets
Qualifications
- Extensive knowledge and 8-10+ years experience with building systems, facilities operations and repair
- Experience with farm/ranch settings preferred, but must be willing to learn if this is a new environment
- Demonstrated knowledge of multiple trades, at least one expert trade
- 8-10+ years managing and mentoring direct report facilities staff
- Excellent verbal communication skills
- Strong supervisory and leadership skills
- Ability to prioritize tasks and delegate when appropriate
- Ability to read blueprints and working diagrams
- Proficient with Microsoft Office Suite or related software as needed to maintain reports, records, and budgets
Duties/ Responsibilities
- Drafts and implements routine maintenance schedules and standards; ensures compliance with these standards
- Collaborates regularly with the Chief Operating Officer and CEO to identify maintenance, renovation or construction needs
- Prepares job estimates and bids for projects to be completed by outside contractors
- Inspects and approves work performed by internal staff and any outside contractors
- Prepares the departmental budget, reviews monthly financial reports for compliance with budget
- Evaluate and select appropriate facilities and maintenance software and/or set up system to track vendors, maintenance schedules and job orders
- Create and/or document policies and procedures as they pertain to all aspects of the buildings and grounds
- Collaborate closely with fundraising department to assist with corporate engagement projects
- Develop a corps of building and grounds volunteers to assist with ongoing maintenance and projects
- Performs other related duties as assigned
Systems and Areas of Responsibility
- All interior building spaces
- Building systems – mechanical, electrical, plumbing and some technical
- Alarm and security systems
- All exterior grounds and buildings including the physical maintenance of the barn
- Ensure that vendor services related to buildings and grounds are procured and ongoing. (e.g.: cleaning, landscape maintenance, waste disposal, lighting, fencing)
- Ensure that all machinery is regularly maintained, repaired or replaced
- Ensure that all tools, equipment and resources needed are organized and in safe, good working order
Education and Experience
- Bachelor’s degree in related field desired, but not required
- At least 8-10 years of related experience in building maintenance or construction is required
- Ideal that the Director of Buildings and Grounds has exemplary skills in multiple trades
Physical Requirements
- Able to be hands-on with projects to either do repairs or mentor staff
- Ability to sit at a desk and work on a computer
- Must be able to lift up to 80 pounds at times
- Must be able to access and inspect areas of buildings and grounds
